Yep @Sonny Reyes I agree with what was already said here.  You have a good head start on saving, but you need to work on your credit, it's a slow process but as long as your paying all of your bills on time and keeping credit card balances low, your credit should improve.  In the meantime, you should learn everything you can on these forums and blogs, especially about the type of investments that you would like to do and the correct steps with how to get started in your chosen investment areana.

Ingrid J. Ledingham lol I love that show, it was brought to Netflix not too long ago with a new season. But now that I have an interest in Real Estate I really need to go back and re-watch it to get tips on what not to do, like living in the model home lol

@Ryan D. thanks, i've never heard of Rentometer I'll give it a try, I tried using Zillow however they didn't seem very accurate at all.  Appreciate the Info

How can I determine the actual price that my current home will rent for? Is there a website that will tell me how much homes in my neighborhood are currently renting for?

@Yosef Fares I'm no short sale expert but I relative of mine purchased a short sale last year and it is a great property that required minimal cosmetic work however the process for them was a huge headache and took well over a year to complete. It seemed like a lot of issues on the banks side, but again it is an amazing property.

@Peter Mckernan thank you point well taken. I really didn't consider the patience and understanding that it takes for an agent/loan officer to understand that we as investors are very particular in what we are looking for. I will really start work on building that relationship part with them even more now!
