Do you have them sign lease and give full deposit? If you are signing them months in advance how do you go about it?

Thanks for the replies. My current tenant is actually the best one I've had and very clean. She has also stated that she has no problem with me showing it whenever I want to. I'm thinking I'll go ahead and try advertising now and see what happens.

I have a tenant that needs to get out of her lease because she is getting laid off by her employer. How soon would you start advertising for new renters? She will leave at the end of May. How do you advertise a unit this far in advance and do you sign a lease this far in advance?

I should also add the fact that this is an owner occupy situation. I'm just figuring out what I should count as personal vs business expense.

Thank you for your reply. I definitely don't want to do anything shady. What exactly is considered ordinary and necessary? Is this open to interpretation? What about things like cell phone bills, seed for the lawn? I feel dumb asking these questions but I'm new at this. How far do you go in writing things off? Do you include mileage and gas?

Is it better to claim everything you can as far as write offs or pick and choose? I've had people tell me both. I'm a new 4plex investor and I'm pretty clueless on doing taxes for real estate business. I want to buy more properties in the near future. How do you guys strategize as far as taxes go? Is there anybody out there who can school me?

Very good point. If I put myself in the tenant's shoes I would definitely contact my landlord immediately if I noticed damage that wasn't my fault. Especially if I didn't want my landlord to assume it was my fault. I usually schedule any work to be done while I'm there but in this case I was out of town for christmas and so was the tenant.

Colleen thanks for the feedback. The example I gave is from one tenant and that's the only thing I've had happen with them. These are also detached fourplexes so they are actually like 4 single family homes with garages so nobody else would have seen it. This type of scenario has happened with another tenant as well.

There were big dents in bedroom door trim and the tenant said that they think the contractor did it when they came in to do some work but of course the contractor says he knows nothing of it. I was just curious what other members do and how they handle it. Do most investors or property managers always show up to every repair or maintenance call? In my case I can't always be there for repairs since I work full time as well.
