Thanks @Adam Roberts . I am checking these programs out right now. I do see now how specifically in dotloop you add a signature to a document. My main concern is, I just don't want to run into any trouble from the title company at closing by them saying "this hasn't been signed in blue/black ink, therefore it's not credible". Maybe I'm old school and it dosen't work like that anymore?

I suppose I could clarify with my title co. At any rate, thanks for the recommendation! I am always excited to learn about new apps and programs. I appreciate it.

As @Adrian Rice stated, that article will help! I would have to say the best place to start is by focusing on one thing at a time. In real estate, there are thousands of specialty areas in which to focus on. For example, as you mentioned, wholesaling.

Wholesaling is a great place to start. It requires limited experience, limited cash, and no credit or need to raise capital. I have benefited greatly from Sean Terry's podcasts which can be heard at www.flip2freedom.com. He also has a free e-book on wholesaling. FlipThisWholesaler.net is also a useful site ran by Stef Davis. Also, I would check out googling and youtubing the subject, there are thousands of resources.

In general real estate investing, check out Phil Pustejovsky's free e-book How to Become A Real Estate Investor, as well as his youtube channel.

The best ones I've seen that generate responses are postcards that on one side contain the information that your business card would have, and on the other what the actual letter would have. That's just my opinion, more than one way to do it though!

Back to your question, I don't see anything wrong with sending your card with the letter.

How would you go about signing a wholesale contract when the owner is out of state and can't sign in person with me? Is a copy or fax applicable, or would the seller HAVE to sign it physically, in that case I would e-mail him a contract, he would print it out, and send back.

Is there any other procedure to wholesaling a house when there are back taxes owed? Does the purchase amount on the contract include the taxes or just the sale price? What else is required when doing this kind of deal?

I've never wholesaled a back tax property but I'm finding there are quite a few around right now.
