I'm rather new to this site and am still familiarizing myself with everything it has to offer. I'm looking to do rental properties over the other methods of investment because it seems to be more of my comfort zone. I am still willing to get out of my comfort zone and have done so by speaking to a member here that deals with higher value Subject To loans and owner financed loans.

I'm still new to this process and would like to know how someone would be able to find a more experienced business partner in the northern New York area? What methods do you guys use to look for partners? I'm looking at two properties specifically that are multi-family homes. One is a 4 unit and the other a 2 unit, any advice?

I appreciate everyone's input honestly. @Kris Haskins I'm not going to scare off, this is something that I want to pursue. I know that it's challenging for someone to begin with practically nothing and I believe I'm following the correct route. I am looking up more details and plan on buying books on these subjects to better learn.

thank you Brian, I currently have no interest in selling the house. It would be strictly for rental. There are many houses for sale in this small town but, currently no buyers. Most of which are continuously decreasing in price, current buyers market. The towns prices are based on a military base and its wave of soldiers.

Thank you everyone for your inputs. @Justin S. , I'll make sure to put that book as one of my books to buy. @KrisHaskins if, you could send that to me it would be great. I currently am not able to get a typical loan and have looked into hard money loans, I have ran the numbers and a subject to seems to be the best option for the seller and myself. The seller is someone who lost her husband in an accident last year shortly after he got the loan for this rental property. The property is occupied by 4 tenants and all have already signed a new lease for another year. Real Estae isn't something she wants to do even though it gives her profit.

Hello everyone, I'm new to the site and relatively new to real estate. I'm looking at a property in upstate New York of which I would like to do a subject to deal. I've been looking on the Internet and understand how it works but, I can't find any contracts for this type of agreement. Can anyone here assist me in this?
