Hey! So we bought a house. Owner asked to extend his stay for transfer. We allowed it with a rent back stating that the house should be in good condition. Turnover can and when we were in the property, there was still a lot of trash that needs to be clean. So we had to spend a ton of time cleaning previous owner mess. Now, i emailed the title company to claim for the 1k rent back. The seller denies it but the agent took a picture of the trash seller left. Now, if the seller continue to disagree, title company suggest we for to court for small claims mediation. Is it worth to go that far? I can shy away from the 1k but i dont like to tolerate people like that. For me, it should be the responsibility of the seller taking away his stuff after selling the house. Am i wrong to think that way?

thanks for the response. I’ve contacted 4. And they’ve got good reviews and they lowered their price to compete with other bidder but i felt like their financing is pricey. Will consider other financing options. Yes, will consider waterproofing of the basement in the future.

Hi! I’m a first-time homebuyer and doesn’t know much about everything. The property needs a lot of work: Roof, attic insulation, change doors, upgrade window, waterproofing etc. prio now is roof and insulation. Already contacted a roofing company that offers financing. Now their financing said the the rate is 15.45-15.5%. For an 8k worth of roof replacement, monthly is 120-132. Is that ok? Any thoughts? Any other option? Can i have my own financing company. Any good one in baltimore county,MD?

Thank you so much! I really appreciate your input. The zoning code allows for multifamily, the house next to it, has another unit in the basement per redfin and the 3rd house next to us, has a newly renovated basement listed in apartment.com. Located near schools, in-between city and suburb. Has a potential for rental. For flood zone x, do you inform your future tenant about the risk? I’m an immigrant and these things are new to me. Sorry that i panic so easily. And thank you for all your input.

Thank you for taking time to respond. I really appreciate it. Is there a good business number i can contact you regarding this? I just felt weak after i found out it’s flood x zone, 9/10 flood factor risk. Maybe, i can ask my neighbors there as well. Thank you, really!

Hi! I'm a new member and bought a property in MD with concern on flood risk. On FEMA, it is categorized as X, with 0.2% likely to flood this year. But when checked flood factor, it says flood risk is 9/10. Property has no history of disaster report. is flood factor reliable? Does this means i cant create another unit in the basement? How do you mitigate? Lender dint require for flood insurance. Property has an in-law suite, that's why i bought it but flood factor risk report put me in panic mode.
