If your goal is to buy in an appreciation market as I've seen on BP many times.  So basically buying and waiting for the rise in the housing market and then sell high.  But when the housing market is high, rents go up also.  So do you wait and collect high rent, sell high and reinvest somewhere else as appreciation markets can also come down fast too.  Your thoughts?

I'm new to BP and wanted to get recommendations on good turnkey companies.  If you've used one and would buy again from them, please let me know.  Looking for buy & holds possibly in Indiana, Ohio, Memphis, Kansas City and would consider others cities.  Thanks in advance for any advice.
