Since tenants are ignoring their LL after signing the CDC declaration.....

Is anyone updating their leases with a RENT MORATORIUM paragraph stating....If evictions are not allowed - tenant must set up a rent payment plan with LL or advise LL of any rental assistance they are seeking and the outcome.  Tenant must communicate with LL and keep LL updated as to any changes to income.  Failure to communicate with LL or keep LL updated is a lease violation.  

Also, during the initial screening, are you asking applicants if they have previously signed a CDC declaration/order preventing evictions?

That's great!  My tenant applied Feb 1st without an animal and signed the strict animal policy.  Mid March she presented the ESA letter.  Doctor prescribed "40 lb Cane Corso" but I haven't seen a 40 lb Cane Corso.  Have you?  The phone number is computer generated. Do fake certificates use computer generated phone numbers?  Do online ESA companies use computer generated phone numbers?  I have no problem with ESA - but why do they choose a 100 lb vicious dog?

I talked to Petscreening.com.  They verify the ESA letter by calling the number on the letter and asking if they issued the letter dated _______ to TENANT.  They don't verify the phone number on the letter as to who its registered to or is it computer generated. These ESA companies know how Petscreening.com (and others) verify so they can get away with it. If you traced the phone number on the letter and found out it was computer generated, what would you think?

@Jonathan R McLaughlin Property Managers are licensed Real Estate Agents.  They have a fiduciary duty to all their clients.  I agree, tenant probably moved in animal before complete and verified.  Thanks!

@Joe Splitrock  I can ask for vet and registration records?  I didn't know I could set rules too such as kenneling the dog when not home, on a leash outside of home, etc.  Can I require $500,000 liability insurance to include that breed?

@Luka Milicevic There are different rules for Service Animals.  ESA can be a wider variety.  Tenants seem to pick the vicious ones that the Landlord wouldn't normally approve.  But if the animal causes damage, some tenants can't afford to fix it.  Now what?  Very frustrating!

@Michael Noto PM talked to his attorney.  Nothing we can do.  I'm just wondering if the Dr. who prescribed that dog breed can be held liable if something happens.  Because if it wasn't for her letter stating that exact dog breed, that breed wouldn't be there.
