I'm from Rochester NY and I'm still in the process of doing my due diligence of RE investing in general. One thing I haven't ran across on the podcast is how investors evaluate a house without hiring/being an appraiser. I'm interested in beginning with wholesaling and the thought of not finding a buyer is pretty scary! What would happen in that situation? Are you required to buy the house?

I'm the kind of person who educates myself a little before I put myself out there. I watch about 2 bigger pockets podcast a day and what I haven't ran across is, how do you evaluate a property with out being/hiring an appraiser?
