Real Estate Investment Analyst Job Description

Goodegg Investments is seeking a full-time analyst to assist in the valuation of institutional quality multifamily assets that the firm is considering for acquisition. Though this will be the core function of the analyst, the candidate will be involved in many other aspects of the firm.

Goodegg Investments is a multifamily investment firm focusing on the value-add space in stabilized assets. The firm has acquired 24 communities totaling approximately 6,000 units since formation in 2018. Portfolio assets are currently located in Texas, Florida, South Carolina, and North Carolina, however, the firm is looking to expand into several other high growth markets. Goodegg Investments capitalizes its investments from a network of high net worth individuals. Responsibilities

  1. Underwrite multifamily assets using Goodegg Investments's proprietary financial model
  2. Aid in the coordination of due diligence and debt financing for acquisitions
  3. Create presentations and materials for investors
  4. Support senior members of the firm with general projects related to commercial real estate
  5. Conduct market research and analysis
  6. Assist in the valuation of Goodegg Investments’s existing portfolio as well as providing asset management related analysis and commentary

Requirements

  1. 2-4 years relevant experience
  2. Analytical multifamily underwriting experience
  3. Highly proficient Excel skills with the ability to create own financial model
  4. Highly proficient PowerPoint skills
  5. Self-motivated individual with a superior work ethic and an extremely high level of attention to detail
  6. Strong financial quantitative and analytical skills
  7. Must be able to multi-task
  8. Ability to work under tight time frames
  9. Ability to work independently in a remote environment

@David S. Yes it is if one spouse can claim REP status and the other works a W2. So lets say you invested $100k into a deal, the sponsor does cost segregation (accelerated depreciation) that plus bonus depreciation available to apartment owners results in a $50k passive loss. You can deduct that directly off your spouses W2 income and decrease or eliminate your W2 tax obligations. We just did our first year of this in 2018 and we got back a big check which funded our 2 month vacation in Hawaii last summer :)

Hey Rudy. I've been investing for the last 11 years in real estate. I've done everything from longer term flips/buy and holds, HML, to syndication. Syndication by far has been the most passive. I probably spend about 1-2 hours per quarter to review financials to ensure no red flags. I earn 8-10% CoC returns and about a 22% annualized return. This doesn't include all the cash we're able to keep from my husband's W2 since we can deduct passive income losses against his W2 income.
