Wayne,

Let's say, the home I will be selling under 1031 exchange is A

AND

the 2nd home I am trying to buy is B

So, should I buy B as "investment home," not as 2nd home, to avoid conflict when A is sold?

Hope I made myself clear.

What do you think? 🤔

1) I bought this home in prior to marriage and it has over 500k in equity. I am trying to sell it and buy another property via 1031 exchange, but will I owe taxes because my husband is not on the title?

Ex. 500k deduction is not allowed because I bought it as a single woman.

2) what happens if I buy another home as "second home" and sell above home afterwards, can I still sell it under 1031 exchange and receive tax benefits?

Ex. I am worried about second home is not being the same investment property.

Someone please answer!!!

Yes HELOC is a traditional way but I am looking to use only the "equity," not cash. I wonder why there is no one who knows about this especially place like BP where lots of real estate expertise gather every day. Hmm....
If you come across anyone, do you mind sharing?  I will do the same🙂

Hello

Are you a broker or do you know anyone who might be able to help me purchase of a home using creative financing called, "cross-collateral" loan?

I'd like to use equity of my other home as down payment for this purchase.
