Like a lot of people here are saying, you can just replace the front glass which is a cheaper cost! I would definitely go back and look at when you purchased the stove to see if it came with any sort of warranty that could replace this at no cost to you.

It depends on what kind of contract and level of authorization/authority you have given your PM. The lease should have your name on it to identify you as the owner of the property, but your PM can typically sign on your behalf as the agent. As long as you agree with the lease terms in place and the PM has confirmed that with you, they can sign.

I recommend Matt Beam and Andrew Goodermote with Scolieri-Beam Law Group, they are great with lease disputes and tenant disputes. 

Krista Kochosky with Lynch Law Group is also a great recommendation!

Hi Abad! I'm definitely seeing weaknesses in the rent collection on your PM side. No matter what areas your properties are in, your PM should be screening tenants and trying to ensure that these things don't happen. 

Screening is not always a guarantee that tenants will pay unfortunately, but your PM should be sending out notice as soon as the tenants are outside of their late grace period (if you have one) and haven't paid. They should also be able to effectively tell you why the tenant has not paid or when the tenant is claiming they will pay. 

I'm not super familiar with Georgia landlord/tenant laws, but here we typically file eviction as soon as the tenant is one month behind on rent unless they have justification to be late. Your PM should be looking out for your best interests and your cash flow.

I agree with Adam- a lot of expanding PM is through word of mouth and by recommendations. It can also be beneficial to join local facebook groups for investing. My team also sends out mailers for recently sold properties which is helpful with lead generation.
