Are there any Seattle & Tacoma (Pierce County) area investors out there that are interested in buying rental quality properties and then doing a lease option or seller financing (you are the bank) exit?  I've got some deals for you!  I need buyers who will close/purchase them and then seller finance them back out, or hold as buy/hold rental, or sell with lease option exit.  I am not looking for investors who want to do sandwich lease options or subject 2.  I am looking for investors who will actually purchase the property and are looking for the current cash flow returns plus upside on a future sale to their end buyer.

The best way to jump start your investing business is to just dive in, pull a quality list to mail to and get the phone ringing.  I PROMISE you that if you get a call and need help on what to do, we will all be right here and willing to walk you through the next steps.  The worst thing you can do is over-analyze getting started.  Just jump in and get your marketing going.  If you are going to focus your study on something, focus on how to pull a good list, then go for it!  Good luck!

Now it's time to call the Seller back and grab an off market deal, which is the best type of deal you can find. This month at Seattle Investors Club we are going to cover How To Effectively Speak With Sellers.

There is certainly an "art" associated with speaking to sellers. If you are good at generating leads, but not so good at speaking with Sellers...you will likely fail in this biz. It is CRUCIAL to know how to speak effectively with sellers or the hard work you did getting your phone to ring will be wasted.

This month Julie & Joe's very own team member and uber CALL NINJA, Ryan Whitworth will take us through the different scenarios & objections he hears on a regular basis from Sellers.

Hi Matthew - check out PropertyRadar.com.  Not sure if they service Colorado, but worth a look.  Super affordable and great info and they have a great mobile app too.  We use yellowletters.com to process all our direct mail.  You will find it is more efficient to let a service do it rather than try to do it consistently yourself.  The key word in that is CONSISTENTLY.  Pull a BIG list, then break up the mail drops so you have direct mail dropping every week or few weeks, depending on your budget.  Postcards are cheaper to mail than yellow letters, but potentially have a different response rate.  You can research BP all about that topic.

The list you pull depends on what you want your target lead list to be.  Property Radar will show you occupied and/or vacant or absentee vs other.  Just sign up and have a look around or watch their webinar training.  Good Luck!
