I'm trying to figure out how to find a wholesaler in an area I don't live in... ie, can't look for signs etc around town. Are there any reputable lists that someone can suggest? I know I could just "google" but hoping for some other type of resource, and/or suggestions for how to vet a company/person once I find them. Thanks!

Jeremy Keil mentioned that they expect the social security payment amounts to drop to 75% (of current amounts) in 2034. I have a few points of clarification I'm hoping someone can help me with.  Does that change (the drop to 75%) for everyone or just those who start to draw in year 2034 or later? Ie. a) will it effect my mom who has been drawing for years now, and b) will it effect me if I were to start drawing in 2032 for example?
I will be turning 70 in 2034, so the exact timing is important to me. I had been thinking to wait and start my draw at age 70, since that's the highest amount that would be available (by current settings/rules). But depending on answer to above question I'm wondering if I should start to draw at age 69 (to beat the 2034 year, or at 62 since the 75% (estimated drop) would end up being the same as the lower amount that would normally happen at 62 (compared to 70)?
I also understand that the year stated (2024) is probably just an estimate, so not sure if I should make my plans around that. But basically, I'd like to add social security into my financial planning and want to get a semi-accurate estimate to input now that I'm feeling more confident that it won't be gone completely.

Had one there for about two years.  Was a great experience.  Happy to answer any questions via direct message 

Ashlee we just started tracking occupancy rate (ie logging it in our monthly spreadsheet, rather than having to go back and look at calendars) so I don't have numbers handy, but it's pretty high.  Here are the UNoccupied nights for the past few months.  Being winter (in a beach town) we are quite happy with these!  Esp notice March when the virus issues started and we were able to shift/adjust to helping essential workers and still generate income.  Note... we have a very low nightly rate, due to not being beach adjacent and not being in the best part of town (though I feel we've made the best of that in various ways), and because our "business model" leans towards a high volume preference.  But also, we do a number of things with our STRs to actively manage them and increase bookings.  

Oct - 11, Nov - 6, Dec - 5, Jan -6, Feb - 1, March - 1

We used a property management company last summer and we were NOT happy with them.  Not sharing those occupancy rates bc I don't think they are indicative of the potential at all.  Looking forward to making more money this summer when we self-manage :)

We own a STR in Galveston and it's been great. Don't live locally so we try to keep up on local info but that's a bit of a challenge. So, can't speak much to the Jamaica Beach issues. And also for example, in April they banned STR (in Galveston, due to virus) and we had to find out from our housekeeper. But overall, has been a good experience and we've certainly enjoyed having a vacation home in that area!
