My husband and I lived in IB and moved out in 2014 for a better school district. My husband still works on North Island and we regret moving out. Mainly because our equity would have soared since then, we would have definitely been able to rent it out now with a great cash flow, and the commute would have been better for us. All the indicators are there that it's growing and gentrifying, but you still need to be picky of your neighborhoods. LEt's face it, some of the families have been there for decades and are not moving. 

That being said, it's the same in almost all of San Diego areas. Logan Heights, Bareo Logan, Del Cerro...

I suggest you do buy property in IB, it will still keep growing. Run your numbers, because if you plan on renting to military, they won't be paying $6K/ month. But if it's a luxury beach rental, you will have a high end market.

HI MAuricio, sounds like a blessing in disguise. I'd suggest doing some wholesaling. It's a great way to learn a lot about creative real estate, and do some deals. Attend the local REI clubs: SDCIA, SD Outback REIN. You can start by interning at The California Home Company, I'll teach you how to work with people in preforeclosure to find wholesale deals, you can help our construction crew with our remodels, or learn about Real Estate by helping agents do marketing, open houses, etc.

Welcome Pierce, 

Great portfolio plan. I used to flip all over central valley- from Stockton to Lodi. You are on the right track, keep evaluating every day and eventually you will find something. I'm an investor turned Realtor, and learned that unfortunately most Realtors don't understand the investing numbers, therefore most "investment" properties on MLS don't pass the evaluation stage.

Networth Realty is a local wholesale brokerage, I highly suggest meeting with them to see what they can offer, those guys hustle hard!

Other than that, go off market to create your own deal. I will mention that I work hard for my investor clients, including finding off market properties.

Hi BPers!!

I keep seeing pretty good deals in Milwaukee, WI area, zip codes 53216 and 53218. The prices are LOW and the rental incomes are HIGH in comparison. I'm in California, and I'm not familiar with WI what so ever. I would really appreciate someone local confirming this data, and let me know more about the market over there. 10K sounds unbelievably cheap for a printed house?! Is that an estimate for a tiny house?
