@Jonathan Twombly That NREI article you posted (and the original one in WSJ) talked about lodging/retail/senior housing CRE. Those industries are going through a secular change. It didn't talk about multifamily - cyclical decline. Multifamily prices will adjust (due to lower NOIs and less attractive financing terms), no doubt - but it is NOT likely to be 2008 kind of a meltdown. I agree with @Ivan Barratt and believe that those who insist on 30%+ discounts when they might not be warranted (cash flow is still there albeit slightly lower; relative risk is attractive, capital is looking for home) will simply miss the opportunity to invest/grow their portfolios.

@David Hoke I am considering taking a live course this year - maybe we could do it together and reduce our price point :) I think live course is the way to go. 1) Networking 2) You actually go and see houses

@Gerry Magrini Hi - I'm the one who's renting apartments from landlords. If the guy is legit and has experience and good reviews - there's no huge downside. Ask him to see his existing listings and read the reviews. Things to ask about: 1) his tenant screening process and what does he do to ensure no parties: I request guest IDs, don't allow anyone below 25, don't allow locals and especially careful with 1 night weekend reservations. 2) regulations - are STR actually allowed in your area? Do you need to register? Get a license? If STR is illegal you will be fined 3) I would ask him to get commercial insurance from Proper and add you to it as a beneficiary 4) your LT tenant might indeed not be happy about it. But if everything is going well, you can just give that apartment to the contractor as well :)

Hi Sean - you need one if you want to scale and have several properties and want to list on multiple platforms and automate as much as you can/reduce the time you personally spend on managing. That was/is my goal. I use Guesty - they are not perfect by any means. Issues, etc. However they are probably one of the best PMSs for smaller operators. Hostfully/OrbiRental- I had awful experience with Orbi and had to drop them. Not sure if there has been any improvement since then. Hostaway- I’ve heard good reviews and they are probably on par with Guesty. Lodgify - have heard good things but I believe their main function is to equip you with the website for direct bookings. I have one through Guesty.

CHBO was totally useless for me. Not a single booking despite the rep’s assurances that I’m in high demand location and my property is priced right, etc.

@Ken Latchers "Foolish" according to you. Does it mean it is so. If your payback is 4-6 months, I say it is a brilliant strategy.

@Alec Miller I love how you asked how to get financing and people responded by saying how they don’t like the strategy and told you what you should do instead...:) painful to read. 

I'll stick to answering the question. If you have an LLC and your FICO is not awful, you might be able to get a business line of credit. I recently was able to get one myself. Feel free to PM for details.
