If I were to move to Nevada would my California License allow me to work for a brokerage out there? And if not would I immediately be able to take the Nevada state exam or would I need to get in Nevada's required hours of class beforehand?

@Neal Collins Correct me if I'm wrong but what I gathered from the OP was that he was looking for investment methods away from outside funding i.e. Venture Capitalists, Angel investors etc.. Now, of course an owner wouldn't hand the keys over to just anybody off the street. I think most people understand that for any investment deal you need to develop a good relationship, gain trust, and maintain professionalism all while demonstrating an understanding of the deal itself. Someone in a bad Financial situation shouldn't even be considering Real Estate Investing, Creative or not, and I understand this. All I've gathered from the Master Lease Option is what I've learned through books, Videos, BP, and google so you're clearly more informed on method than I am as you've had real world experiences. But, I thought in many cases initially you wouldn't need to put any money down as the lease terms are completely negotiable. Now if you're referring to Rehab and repair costs we're talking about two different things.

When you have a house on contract how would you go about finding investors that are interested in buying the property?
Which works best is dependent on the sellers position, Master Lease Options tend to be completely structured around the sellers position. I can send you a 170 page guidebook that covers the Master Lease Option method from top to bottom. And no, I'm still in search of the ideal property, currently looking out of state because there's not many Cash Flow opportunities in Southern California. You could argue for inland markets like Riverside or Bakersfield but even those can't compare to certain Mid West and Southern markets.
Have you researched the Master Lease Option? Using that method you wouldn't need to look for Venture Capitalist. It's also a lower risk investment method because initially you wouldn't need to put down any of your own capital in the investment.

I don't want to assume anything but from what you have posted one would guess that you are not financially able to invest into property at the moment, and that's fine. Creative Investing is all about overcoming obstacles and working around obstructions, essentially where I'm getting at is that you don't need any capital to get into the game. You could get into wholesaling which is a relatively simple and low risk investment method. Another low risk-high yield investment method is the Master Lease Option, this method is primarily used in the bigger deal space, giving you the opportunity for large returns. Do some research about zero down investing and find your niche.
