Private Money Lenders are called private for a reason lol. My recommendation would be to start using hard money or a hybrid of both. Once you go through the full process a few times, you'll have the portfolio to show potential private investors the returns they could get. From my experience Private investors like to see that you've done a few before they fully invest

To finance it, I would use a hard money lender. As they focus more on the deal instead of your job/credit. In terms of not having a job. I would recommend flipping instead of buying and holding. Especially if you're looking to build wealth faster, flipping might be your best bet.

Hi,

I'm also very interested in attending meet ups. I live in Chicago so anywhere near isn't an issue. Indiana is also lifting their mask Mandate April 6th so that's an option as well too since they'll be less strict with their capacity laws.

I would connect with @Adrien C. He seems to be very familiar in the area and has been investing in the NWI area for quite some time. However, one piece of advice I have done is look at the census online for each city in lake and cook county and see where property values have gone up and also population as well. So just do a little research and see what markets fit your criteria. Hope this helps
