Hey BP’s! 🎃

Growing pains of a business which is starting to scale - I feel I really need to add more automations and smart software solutions but I’m not sure where to start.

I own, with a partner, about 20 doors - self managed LTRs, MTRs, and STRs, rehabs going on for flips, a bit of mentoring, and also searching, analyzing and closing more in between (1-3 deals a month), it’s a lot of things to remember and manage.

Can you recommend ways to reduce time spent on updating things manually on 10 different places? Every advice will be appreciated.

Post: Renting a property for someone else to STR it?

Hey all,

I'm not sure if it makes sense, but I have a property I flipped which I think will make more sense as a STR, but I don't want to manage it as one at the moment -does it make sense there will be investors willing to rent it from me and mange it as an STR? Is it something people do? How do I find them? :)

A contractor I hired for a job added tax to the bid before signing the lease - is it legal to add tax above the agreed price?

And if it is, is it ok to add it both on material and labor?

Post: Flood factor - Is it a deal breaker?

Hey all,

Has anyone ever flipped a house that appears to have a high flood factor due to proximity to a small river or such? I know the insurance might be higher (and I'll check that aspect), but will it affect the ARV and be harder to sell?

Hi BP's,

I'm an out-of-county investor, in the process of purchasing a property in PA.

Closing is in two weeks from now, and I'm not sure if it's better to form a new LLC in PA (and if I have enough time to do that)

or if it's better to use an existing one I have from a different state (I have one in OH and one in IN).

What would you suggest?
