@Joshua Feit do you mind sharing your numbers? My husband and I LOVE to vacation up there as much as possible. Getting some cabins is on our 5 year to-do list.

 Joel, taking this advice into account, what would you suggest to someone who's in exactly that situation? We have pretty ok day jobs, 1 small car payment and our personal house mortgage. No other debt. We have a good amount of money to invest but with it being the top of the market, it seems stupid to go for it now. But it also seems stupid to sit on the sidelines and wait for something with an unspecified timeline.

 I bid on the property initially without seeing it. Once I won the auction I drove to see it and assess what a mess i might have made before I wired the total funds. This way I would have only been out of my earnest money if it was a disaster.

 Yes I did. I took one contractor with me who is a friend from highschool. I own a property management company so I knew what I was looking for in regards to renovations and repairs.

 Awesome. What class neighborhood would you say this is? Were you able to tell that from the auction?

I would definitely BRRRR this deal and roll that capital into another deal. Quick question, have you already talked to a bank/appraiser to see what the new valuation will be since renovated and now rented out?

Hey Curtis! We're in Atlanta and thinking we're going to start investing an hour or more outside of Atlanta. Are there a few PM companies in Macon? What class of neighborhoods are you seeing those numbers in?

I'd love to know how your PM cost you 58k in missed funds? We're intending to buy our first deal this year and plan on having a PM from the get go, just factored into the cost of doing business. 

I can see where everyone is coming from being suspicious, but this sounds EXACTLY like an email my mom (wife of a pastor, in Kentucky) would write. Legit, she tells everyone EVERYTHING. She hands out Jesus pens to every server she encounters. I think people like this are just made of a different cloth than the rest of us. It would annoy the hell out of me, but I'd keep the booking.

@Tim Grillot from what I understand from my husband, you'll never be out of the car scene ;) He's from Louisville and came to Bowling Green often for NMRA. His uncle passed away last year and my husband is in charge of the estate. There are 13 vehicles to be dealt with. It must be genetic lol

@Rashad S. We're really close to Shaw floors up in Dalton. I've heard of people going up there to get their flooring at a discount.
