What do you look for on City Data? I'm familiar with their forums, but I haven't poked around much otherwise. But I certainly will!  

I'm in North Atlanta and wanting to look up to 2 hours North of me for investing. We can commit to the time for the research/reno phase to take trips, but we do plan on getting a property manager once everything is settled. 

I've seen people mention looking at employment rates and projected employment rates, population growth/decline and things of that nature. Where would I find that data? I know I could just google each thing, but I'm assuming there's a specific resource out there that will have a good chunk of what I'm looking for. What resources do you utilize to start your resource? I'm open to both free and paid resources. 

Also, in addition to what I mentioned above, what other data do you look at for deciding where to start analyzing deals?

Man, that's the way to do it! I've looked at Athens as well. Seems to be a pretty ok market. We're in Kennesaw so we're willing to go anywhere within an hour and a half on this side of the city to try to get some better deals.

@Dean R. thanks for tagging me! Fantastic story! What area were those duplexes in? That blew my mind more than anything...'my CPA said I had too much money, so I went and bought 5 duplexes!' Cracked me up. Were they a portfolio purchase or did you have to track each one down individually?

 Thanks, @Curt Smith! I'm going to be checking it out for sure. I've gone to a few meetings for the Buckhead meeting, but I've recently moved to Kennesaw and just can't make the time work with having to get the kid home to the babysitter and then all the way back to Buckhead. But I can make this area work!

I read your paper and I'm keeping it in my back pocket! I'm looking into the GAREIA and I have a question about the membership. I see that it's one price per year and then I see a guest price for the sub groups. Is that price for every single meeting, every single meet up?

@Dean R. wish I could be there but I'm looking forward to reading what you share after the meeting! My husband and I have our goals laid out to both be able to leave our w2s, but he's going to be first as I make quite a bit more than he does. But each day is killing my soul just a little bit more than the last! Congrats on getting out!

Hey Jacob, I'm jumping the gun here but I wanted to get connected. I might have a 3/2 to sell in a couple of months in Somerset. It's an inherited house, so it's dated, but everything's been taken care of. Would Somerset be of interest to you?
