Thanks @Jeremy Pace! I haven't spoken with a homeowner yet and I know typically people wait for the deals to come to them when the owner is ready to start the conversation. I don't want to put him off with my contact, but also don't want to miss out because I was too nervous to reach out.

I am a newbie in every way possible. I have been trying to catch up and follow the BP Podcasts and every one says to jump in the forums and get involved, so here goes!

In my neighborhood, I have noticed this vacant house. Most recently, the garage collapsed and someone did come clean it up, but there is no way someone lives there. I eventually see myself flipping houses and doing buy and holds, but right now I do not have the capital to do so. So, I looked up the owner's information and it is an absentee owner who should (maybe) have equity so I am thinking this could potentially be a wholesale or seller lending opportunity. Would you advise strictly using direct mail or postcards to reach out to people? Is it too forward to creep on his facebook/social media to get a hold of him to talk about the property?

I really appreciate any and all inputs! Thank you!
