I have a property in Ft Lauderdale FL that is a STR.  The price of the house has tripled.  I am considering selling but do not want to pay the tax.  I therefore considered doing a 1031 exchange yet the challenge is to find a "like" investment that is not also overly inflated in its price.  I was given the advice to look into an Opportunity Zone Fund.  I was advised that I could take the money from my STR and roll it tax free into an opportunity zone fund.  Does anyone have any knowledge/experience with this strategy?

Does anyone have advice on how much coverage I should be purchasing on a 3 bedroom vacation rental. Building/contents/lossincome?  I am in contract for a three bedroom 2 bath condo.  There is a master policy for the building.  I am gettting quotes from the real estate agent's two insurance agents and I asked mine but it seems like the price comes down to "how much coverage I want to purchase"  I'm not sure how much it would cost to replace the building and contents.  I supposed the lost income would be calculated as gross not net.

Is it possible to buy a home with money in your IRA and live in it or does it have to be an investment property?

Where are the cities across the country where investing in multifamily is still a healthy option in this rallying real estate climate?  Reach out if you have any opportunities you would like share.  I am a private investor from the saturated market of South Florida.

You still doing meetups? I was looking for a REIA in the area. I live in Lauderdale. I'm intersted in investing local and far.
