phew!  @Jeremy Tillotson you had me worried about hiring the tenants kid to mow the yard after reading that link!  

even over the Christmas break when I was there most days I only hired guys about 4 days a week.  

I am back to just Saturdays now.

So I have been in the habit of finding a local handyman near each of my properties and I have them do work for me (mow the yard, clean gutters, etc.) 2 of these guys are under the $600 limit for sure.  4 other guys I have hired have helped me with the two rehabs I have been doing since September.  One guy I have paid just over $2k and the other three are a  bit under $1k.  

Is it going to be audit city if is just claim 4 guys for $600 and 2 guys for less?  I would eat the other expenses.  2 of the guys I hire are homeless and living at a men's shelter.  no way in heck I would ask for their SS # and send them a tax bill.

very glad I posted this question!  I was all set to DIY when after calling a few installers it looks like it is only going to be ~50 bucks more to have it done for me versus buying the supplies and paying a few guys to help with the labor.  Totally going to farm this one out . 

Thank you everyone!  it will be ~$1k to have it done.

@Alex M. , I called the number and the Kentucky home performance site offers loans of 2,500 - 15k to primary homeowners to better insulate their home.  Not needed or applicable in my case but they did have a nice link for me to email a few local installers !  good link!

I need to be sure all the electrical wires are updated and correct before putting the insulation in the attic.  Price wins over thickness when installed.  I have no problem shooting 20" of this stuff up there if need be. for ~1400 square feet I am guessing this is going to run me about 1k to do it myself.

My latest acquisition was built in 1961 and has zero insulation in the attic.  I am thinking of using blown insulation and doing an R38 depth in Central KY.  Should I use rolled insulation instead? That foam spray is only for the walls right?

just finishing up a cat pee soaked place.  I had to rip out all the trim and even the doors (internal and external ! ) Paint the entire place with Kilz oil based primer. I am talking the floors, ceilings, everything.  I run an ozone machine through the HVAC system often and I also used a microban detergent to spray all the corners and crevices.
