What do you guys say to a meeting up in Midway, KY? It is a good location for Lexington, Frankfort and Georgetown alike.

We could do the Grey Goose http://www.urbanspoon.com/r/65/1547747/restaurant/Lexington/The-Grey-Goose-Midway

Tuesday the 24th? does 6:30pm work for everyone?

Here is the stats

Thinking of offering $105k total

Two units are rented and they need 5k of work on each unit when the current tenants move out

one unit needs 15-20k worth of work. I am thinking of finishing this unit off and selling it off as a flip. Thinking it would go for 70k at least.

3br / 1.5 bath

~1100 square feet

In a complex of 30 units

I currently own one unit.

Asking price: $42,500 each

Rent : $600/month

Utilities: all paid by tenants (Electric, gas heat and water, sewer)

Taxes: $600/year each unit

Insurance: $600/ year per unit

Gross income: $21,600/year

Expenses: $3600

Vacancy of 10% - $2,160

Heck, I want to make enough on rental properties so I can drive an Aston Martin daily !

Not a flashy color though of course. Ha!

I just upgraded my rental property truck last week. With two kids my extended cab 98 F150 with rust, no AC and a leaking roof was not going to cut it anymore. I have a new Ram 1500 crew cab now. a 45k truck but it will bring less attention than a 12 year old Porsche. I avoid taking the Porsche to the properties but if I have to I park it out of sight and walk to the property.
