Looking at a 3 townhome deal

Here is the stats

Thinking of offering $105k total

Two units are rented and they need 5k of work on each unit when the current tenants move out

one unit needs 15-20k worth of work. I am thinking of finishing this unit off and selling it off as a flip. Thinking it would go for 70k at least.

3br / 1.5 bath

~1100 square feet

In a complex of 30 units

I currently own one unit.

Asking price: $42,500 each

Rent : $600/month

Utilities: all paid by tenants (Electric, gas heat and water, sewer)

Taxes: $600/year each unit

Insurance: $600/ year per unit

Gross income: $21,600/year

Expenses: $3600

Vacancy of 10% - $2,160
