@James Wise Crazy, these pics are pretty bad! Eventually it'll most likely happen to everyone if stay in the business long enough. At least it gives you a good reason to rehab and increase rents!

@Jason Wutzke, as mentioned above he needs to find out what his operating agreement reads. If he has a PPM it's a private syndication and in that case he would need to reach out to the sponsor.

But as @Brian Adams indicated, if the property is not performing highly or efficiently, the sponsor may not be required to distribute payment (if there is a preferred return it will be distributed later) and instead will use those funds in other areas such as expenses and mortgage. 

Ultimately he needs to read over the operating agreement.

If you have Gmail there is a CRM template you can use under Google Docs.

What do the neighboring properties that command higher rents have? You should meet or exceed those expectations. 

Start with exterior renovations that should directly affect NOI such as installing led lighting, submetering the units (if necessary), installing covered carports, washer/driers in units, laundry facilities, just to name a few.

Also repainting, landscaping, BBQ area, rebranding with new signage. 

Do the interior renovations as they become vacant like you mentioned.

@Manish Bahety hit the nail on the head. “Typically” it is no more than your capital but read your docs as they should clearly state your risk.

To add to what the guys above mentioned, another reason is because most Loopnet memberships are free (although there’s also a paid version). Costar (which owns Loopnet) is a premium service that has a lot more info. 

Just another way to push you to pay for Costar. But even then, Costar usually still doesn't show things like NOI.

But one thing is always sure to be shown on all... the broker’s contact info.
