Wondering if there’s some creative financing way to come up with down payment before purchasing the home. Or possibly give me some ideas on how you all did it when didn’t have money laying around. 

I currently use prop stream to skip trace some property's and so far I have only got in contact with two people. Out of the hundreds of phone numbers that they give me 2 have worked. That's not a very good return on investment. Wondering what some better methods of contact some of you guys are using?

I'm looking for land or homes. having a hard time running into dead ends with leads and cold calling. Need some advice on how I would contact a good wholesaler. Finding deals in this crazy market almost impossible, I know they're out there I just need to pick up the pace!!! 

I own my personal home, got it under FHA loan. looking to move out and keep under an LLC. I have a good amount of equity in it and would like to cash out. I would like to use the money as a down payment on another home, or as down payment for an investment property. Is this possible?
