Awesome @Anthony Angotti I will be working in Oakland area mostly. When asking where to live I keep hearing about Shadyside and Squirrel Hill.  Seems a bit pricey for me with duplexes in the 400-1M range.   I was going to try to find somewhere on the outskirts of those neighborhoods if possible.  I have found several other neighborhoods that, after talking to some locals, seem like affordable nice places to live as well.

Thanks @Anthony Angotti we were looking for a nice place to live also strong rental market if possible.  We are moving next summer to Pittsburgh so the house hack would be in Pittsburgh.

I am looking to move into a multiplex to "house hack". I don't currently live in Pittsburgh but I am interested in an affordable strong rental market in the metro.

Thanks @Anthony Angotti!  I have thought about investing in Oklahoma but want to make sure I can buy a primary residence in Pittsburgh.  I feel like we're going to end up buying at a peak in Pittsburgh.  What are some of the most stable neighborhoods historically?  Any up and coming neighborhoods undergoing gentrification?

Thank you so much @Account Closed that was very helpful!  I realized getting started is like drinking water out of a fire hose. I'm learning a lot from the forums and I am super grateful for people like yourself who give free advice.

Awesome thanks @Harrison Smith that is very helpful.  I am soaking up as much knowledge as I can.  To me it seems that the money is made in the deal.  I like the idea of working as a part time agent to gain some experience, because it forces me to learn how to market and help negotiate offers.

Thanks @Tom Gimer and @Jack Clough! I was mainly taking the course for basic knowledge regarding real estate. Any profession that requires a professional license opens the door for regulation, however MLS access, networking opportunities, and potential for additional income might outweigh the disclosure requirements and increased potential for lawsuits. I don't know though I'm brand new. Any experience with this as an agent and investor @Jack Clough?
