Hey Gurshan!

Thanks for reaching out. I’m currently interested in buying and holding a small multi unit. Not sure of the areas to stay away from though.

Interested in Nashville rental properties, not sure if a vacation rental is worth it or allowed if you are from out of state, anyone have any information they could share on the matter?

Hey guys!

Yes, it is a condo (Mesquite Country Club) and it did come full furnished and ready to go, so it really was a plug and play for the vacation rental game.

I am new to the game and currently I am looking into investing in Memphis, I wanted to see if anyone is currently investing there or familiar with the market. Anything I should be aware of?

I’m new to the real estate game and also to utilizing the BP calculators.

This may seem obvious to some of the pros out there, but I need to make sure I’m using it correctly. When using it, if a property has already been renovated, it asks to put in the “after repair value” would this just be the same as the purchase price, if the renovations have already been done? I know it’s a big deal if I get that tab in correct so any help would be greatly appreciated!

Thank you in advance!

Investment Info:

Single-family residence buy & hold investment in Palm Springs.

Purchase price: $167,000
Cash invested: $35,000

Short term vacation rental in Palm Springs CA, this desert area is great place for all the snow birds of the Northwest to visit, Fall through the Spring. We get summer renters too!

What made you interested in investing in this type of deal?

I wanted to get into the short term vacation rental property game. It seemed like a no brainer to get a place and rent it out in the most popular vacation destinations in the country.

How did you find this deal and how did you negotiate it?

My real estate agent knew the seller, the property wasn’t even listed yet.

How did you finance this deal?

20% down and took a loan out on the rest
