Have you think about cities like Cary, Apex, Durham in Case A neighborhoods and some zones that are up and coming areas in the triangle?

What are your objectives and strategy? few long term rentals? BRRR ? rehabs? multi units?

Steve gave us a detailed explanation of the pros of leveraging your money in a market with a solid  appreciation every year like the triangle market. 

20% will give you control of the property and you can buy more properties, if you are ok with some debt in the long run then go for the 20% downpayment, of course you have to run the numbers to see if it's a good deal. Buying all cash will give you a deeper discount at purchase and then you can do "delayed financing" with the ARV specially if you do some repairs to the property.

It can be both business and investment, it's up to you, I would see it as a business if you are willing to spend time to learn, analyze and be proactive in real estate.

A mentor can help but learn the basics first from a books, this great website, RE podcast, your local REIA, and anything in between, then see if a mentor is willing to help you, if not, action it's our best option, words doesn't teach, live experience does..

How big or small multifamily properties are you talking about? 1-4? or 5 or more units? 

Are you open to the greater triangle area? wake county, orange county, durham county?

As Chad mention, Raleigh doesn't have a lot of small multi family properties, you can get a few but you have to analyze the numbers to see if the clash flow works for you.

Welcome ! glad you're taking action towards your goal. House hacking it's a great way to start with a 4-plex if possible. There are deals around the triangle but you have to look for them but if you are ok expanding your target ara, more than likely you'll find deals...
