Hello all BP investors. I live in California and bought my first rental home in the state of Missouri. I was wondering if I have to also file State taxes in Missouri? If so, is the property taxes also considered a deduction for the passive income? Thank you for your time and response.

Hope all of you are having a great investment year so far. Need your input please. Buying a Turnkey home in the 32210 zip code and the PM informed me that a Section 8 renter is interested in my house, to rent. What do you suggest? This is my second rental home but don't know much about Section 8 renters. Hope you can provide some input. Greatly appreciated!!! 😀

Hello BP colleagues and Happy New Year! Would like your advice on the following: Someone close to me would like me to take over her townhome in the 85022 zip code. Unfortunately, she lost her job. She owes under $99,000 and would like me to either take over her payments OR buy it off her at what she owes. It's a 2 bedroom and 3 bathroom town home. HOA has not been paid in years. Under $9000 is owes. ($160 HOA a month). Repairs needed- cleaning, new paint, carpet and second floor (one room) floor squeaks. I am guessing that I will spend between $5000 to $7500 in repairs and cleaning. She owes 3 months on mortgage. I know I would have to pay Property taxes (assuming $850 a year) and insurance (assuming $700 a year). No liens- YET. I think the ARV would be $130,000 - $135,000. If i were to buy it, i would like to rent it between $1000-$1100. Still thinking if a PM is needed. Still not sure. So, would this be a good investment/risk? Appreciate your input.

Kyle Myers Nilesh Makhija hello there! Yes, I recently closed and the process took a bit longer, but it was due to the bank loan's restrictions. I will receive a full rent payment this month, in July. Now, I am an investor! 😁 Got a good home and I got all my questions answered by Mike, Pinnacle Investments and by Tim, the seller. Hello Marlene, 

It's time consuming looking for a Turnkey company, but I think most of your energy will be spent on looking, researching and finding your investment home.  

I narrowed it down to three Turnkey companies and researched the homes within them.  After numerous inquiries (most were taken), I eventually found my first investment home and am now close to closing on my first investment home in Kansas City.  I went with @Mike D'Arrigo and his company. So far, he has been very helpful, professional and has answered all my questions. He is very respectful. 

I do not know how our relationship will be in 3 or 6 months, but so far, it has been a good relationship.
