Hi BP family Does anyone has a copy of a wholesaling contact that I can look at?? Feel free to contact me.. My gold is to make an offer on my neighbor house. Get it in contact. Give him a deposit. Do a title search. And then put it on the market. Any other steps and info wold be helpful Thanks Jc Jimenez

that's great.. @Amy Ranae I was thinking about getting a contractor license but need to look up the info.  Was the test hard? And what kind of question are on the test??  $500 cash flow it's not bad. Most people are looking for more but I'll be happy with $500 a month instead of 100% of nothing lol

Amy Ranae hi Amy I don't want to discourage you guys if your doing the work yourself's and have full time jobs it can take a bit longer to get the job done. But on a positive note it can and will keep costs down.. And you guys will learn a lot.. I do all the work on my property's and I save a lot of cash every time. On the cash flow as long as it's positive cash flow your on a plus. make sure to save for a rainy day if it's a bit low. I look at it like this yes there's that 1% rule but if the property is less then $100,000 your putting 20% down and your getting cash flow out of it. It won't take long to pay it off and then the money that was going to the mortgage will then go into the cash flow. We have one property like this with a cash flow of almost $460 but it's under $80,000 I hope this has helped. And good luck

Hi guys Has anybody been to an auction at Columbus Ohio Franklin county courthouse I did today for my first time auction. just to get the feel of things and to see how everything operates. It was a good experience.. my question is once you win the auction do they transfer the Dee to your name? And how long do I need to hold on to the property until I sell it forward? Does anybody else go's to these auctions can you please explain the entire process. Any info would help Thanks Jc
