Try the book Wholesaling Real Estate : A Beginners' Guide by Brent Driscoll. It gives you a great sense of what wholesaling business is about and how you can start out. Good Luck!

Thank you for the great advice and for the encouragement! Definately my end game would be to eventually own rental properties. Wholesaling seems like a good way to get start up capital. Would definitely look into the areas mentioned

Hello BP I was wondering if anyone here has any experience or know of someone wholesaling in Los Angeles. Is it still a good way to get into real estate investing in this area? Properties here are pretty expensive and want to know if it still possible to be successful here. Any advice for a novice like me would mean the world to me. Thank you !

Hello Sarina I see you are new here at BP, me too! :) I'm also looking to start a wholesaling business and network! As far as your question, I read somewhere, or maybe heard on the BP podcast that a good way to find cash buyers would be to ask local RE agents, or from the area you want to look for deals, ask them who are the top cash buyers in that area. For sure they will have come across various RE investors that have paid cash for properties. Hopefully they will be willing to help you with a list.

It is actually better if it is not posted on the MLS, because of the fact that once it's on there, everybody and their mom can see the property, hence the owner will get alot more offers. Not saying it's impossible to still get a great deal, but it can be tougher to negotiate that wholesale deal. And it can also work better for you if the property has been on the MLS for a while!
