When hiring a contractor for substantial renovations, start by researching local licensed and insured contractors with solid reviews. Request estimates from at least three, providing detailed information about the project scope. It’s ideal to have them view the property after the inspection, so they can consider any issues discovered during the inspection in their bid. This approach ensures realistic pricing and helps avoid unexpected costs later.

Hi Guka,

I would suggest you go out and find them where they are working. Go drive around new subdivisions with new construction and strike a conversation with the boss of the crew for whatever trade you are looking for. For instance, if you need a tiler, framer, sheet rocker, whatever it may be, ask them if they do direct work with investors. Some of them will answer no, but I guarantee you they will now somebody who does. In another note, even for us GC in Texas finding qualified and inexpensive contractors is getting harder and harder. What that said, always, always get cross references from people who have worked with them. Good luck!
