I’m looking for advice on using a Hard Money lender. I understand the underwriting process is a bit different from bank financing where they prefer you have a property under-contract to move forward with qualifying. 

My question is would I use the hard money lender as a source of financing at an auction? My gut says it’s a bad idea because I need the secure the source of funding prior to bidding.

I'm looking to get a business LOC and would like to know what people think about transferring the deed to a property into the business; would this be beneficial to the LOC approval?

When transferring a property to an LLC is it better to do a Quit Claim Deed with the County or use a Title Company to transfer?

It’s my understanding that it’s best to inform the mortgage company, but what if I don’t get around to it?

How would one obtain an abandon property if the owner is an absentee and unreachable?

Can anyone help me understand what happened at closing based off the Closing Cost Details and Summaries of Transactions?

Closing estimated came to $1783. But ending of being $4599.12. Can you please explain why and where the spread differed?
