How do I assist a seller who must go through probate in order to sell the property left to him by his mother?

If it’s not a transfer on death state with a transfer on death deed. The seller will probably need a probate lawyer and months on top of months. Are they the only heir with no mortgage and no other outstanding debts the estate can’t pay? (Medicare/nursing home, etc.)

I don’t know how you’d even choose one. Is there a yell for lawyers? An elderly relative of the seller? Another teaching moment.
