Hey @Brandon Farmer, thanks for reply. That's a great idea and genius on canceling out the regulation worries. Shockingly Dallas is playing nice with STR's for now, but that is a huge concern for down the road. I would love to check out your commercial listings if you had a chance to share. Are you doing any type of hard loft setups in actual buildings/warehouses? (side note: life long Cats fan and was born in Louisville! Love your city)

We are not looking for ways to get bookings, we are looking for new Airbnb listings and property owners that want us to manage their listings for them. We manage the airbnb listings for owners. We know how to keep the calendars full.

Investment Info:

Mobile home fix & flip investment.

Purchase price: $75,000
Cash invested: $43,200
Sale price: $189,000

This was a full fix & flip. This home was in rough shape when we got it. We added on a master bathroom and added all cosmetic updates throughout. (tile, paint, flooring, light/fan fixtures, new toilets, new exterior paint/siding, granite countertops, stainless steel appliances, backsplash, new cedar columns and shutters)

What made you interested in investing in this type of deal?

The profit

What was the outcome?

We profited $64,832 after closing.

Lessons learned? Challenges?

Always keep a nice amount of money owed to workers dangling in front of them. Speed is the name of the game.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I was the agent and gc on this deal.

Does anyone know of any loan programs that allow you to apply the projected income for Airbnb rentals towards your DTI? We have a vacation home that would always be rented. I think it is crazy this is something traditional banks don't look at. Thanks.

I am wanting to know who is best to use to get a second home loan that would be used as vacation home a short term rental. 10% down with credit score between 650-675 currently. Thanks 

Credit union? Standard mortgage officer? Big bank? Small bank?

I am an agent in Dallas looking for investment properties all through our metroplex. We have a group with cash ready to go. There don't seem to be any really good deals on the MLS or from whole sellers.

What are some ways people are having success finding desperate sellers or properties that need a lot of work? I have heard sending mailers gets about a 1% response rate and it takes up to 6 months to start seeing results. 

Any advice or thoughts are greatly appreciated. Thanks guys/gals!

I'm in Texas and VERY interested in flipping mobile home. Low cost/Low competition being the major positives that catch my attention on everything I read. 

My question is, is anyone buying mobile homes that need work and then purchasing land to move them to? Wouldn't this create a higher ARV if you got to pick out a nice piece of land and fix up the mobile home there to sell. I really am interested in finding nice lots close to the lakes around Dallas. I just don't think I can do the standard buy an old run down trailer and sale for payments without doing any repairs. Not that that's not amazing for other people. I would just be more excited about creating a quality finished product and improving neighborhoods.

A little bit about me:

I'm a Realtor in Dallas and also have a construction background. I can do most of the dirty work and actually enjoy hard manual labor, it makes me feel good. I'm just trying to pick the best formula to fit my skill set on how to attack these MH's.
