One other thing, The biggest problem was not the scams that were goign on, that has always happened, it was the Zero interest loans that created a lower payment and created the idea they could afford more house, When in actuality they could not.

I along with most other people in the industry saw it coming. How could it not I was watching people working at Wal Mart get loans wondering how the heck they got could loans for 400-500K. I would then be out there again for the refinance 6 months later. (I had no idea how they were doing it.)

This could not go on forever, just like these guys writing these blank checks cannot go on forever.

Do you guys know of a good self directed IRA that I can send potential investors to? How much does it cost?

Jason, you can call around to some appraisers, they will probably pull comps for you for a small fee right now. If you affer to take them out to luch they will probably let you pick thier brain about the market.

By the way, Get an appraisal for your 1st one especially!

Thanks. I am going to be taking each deal as they come. I will be trying to find buyers for some,but I will not turn down a qualified tenant.I am really looking to buy houses in good nieghborhoods to hold onto for several years while the market goes back up.

I have spent too much money learning this investing stuff to let it go to waste any longer!

Thanks! when you get the investors how do you get them to place this money in an account, without you paying interest? How do you handle the IRA's?

Thanks for the reply, This is kind of what I am asking about. I know about the land trusts and taking over the house getting the deed as I did it a few times in the late 90's early 00's. Do the banks even work with people any more when you get the deed on the house? There just does not seem to be much need for this right now as there is not much equity out ther is there? I guess you would have to just look at one deal at a time.

How do you get around the problem of showing the realotrs the prequal letters when you are using private funds?

Can you still do it? Is it worthwhile? It seems to me that there are soo many deals out there that it may be a waste fo time to take over the current mortgages. Are the banks even willing to work with people?
