@jasonlt and @thepimco I use tweetdeck as it allows you to manage multiple twitter accounts and it very user friendly. I see twitter being a large part of the business world and generating a lot of revenue for those who utilize it correctly.

Steve - thanks for your input. That makes sense about the evictions. I've already looked up a couple of owners but they are LLCs with out state of owners. The LLC makes it much more difficult to find out who and how to find the decision maker.

I've recently made a switch from residential rehabbing and flipping / renting to the apartment management business. I'm working with a guy that has been in the business for 30+ years and knows everything about the management aspect. My role is more of business development so I'm seeking apartment complexes that we can manage. In order to expand I would like to bring on new clients from new relationships, not just referrals (which has been the way of doing things). I need to know how to be able to find out who is and how to get a hold of apartment owners or at least the decision maker.
I would greatly appreciate any help from all of you and especially if you have experience in ownership or management of apartments.

The laws are different for each state and I'm no tax lien/deed expert but I know a bit. With tax liens you get the interest if the property is redeemed. With a tax deed you get the property only. You should talk to Thomas Senatore, he is the guy that wrote Wealth Information Academy's tax lien and tax deed course. Thomas knows everything there is to know about liens/deeds and has personally done a ton of deals. Here is the link to his profile.

Sharon,
I would personally be interested in talking with and I know many people that would be interested. When you say commercial do you mean properties specifically for commercial purposes or are larger (multiple) residential properties included?

When choosing a lender for fix and flip properties the most important number is the points. If you are planning on having the property for 6 months or less the points is all that really matters (assuming the interest isn't ridiculous - 20%+)

Yeah, it's possible. If you're just doing a rate & term refinance you can get it. I've seen 90 day seasoning policies for the most part.

As a rehab and flipper almost every house I buy is an REO and so far I have seen no difference since the bailout. The bailout might slow down foreclosures in the future but it takes at least 6-12 months from the time a foreclosure starts until its available for resale. So, if the bailout does slow foreclosures I don't think we'll see much change for at least 12-24 months. True, banks are re-negotiating may bad loans but it's impossible for them to stop all or even a decent percent of foreclosures.

As a rehab and flip investor we have had much debate on whether or not staging the homes is worth the cost. Because our houses are vacant I think it would make a huge difference (especially in the higher end homes). Do you have any advice for finding a good stager (at a good price)?
