Welcome! Like most have said, GR is a great place to invest in. I have focused on parts of the NW side the last 2 years and have been very happy with the returns I am getting. The market is moving very fast, I have been outbid on several properties with same day offers. Research, prepare and make your offer(s) quick! Best of luck!

Congrats on your first property! 1) Be upfront and clear about expectations of tenant/landlord relationship (upkeep, rent payments, etc.). 2) stick to those expectations. A lot of "issues" can be prevented by following those two things. Good luck!

I agree with looking at your return vs your interest rate. I was/am in the same situation. Bought my first duplex 2 years ago and have since used the cash flow to pay down my student loan. Has gone much faster as a result. Personal preference.

Welcome to BP! GR is a great market, I'm looking for my next deal as well but it's been very tough the last 6 months or so. Until then learning all I can....the restrictions in the historical area slowing you up I'm guessing?

I did it the boring old fashion way, saved and researched until I had enough. Sounds like your situation is time sensitive...do you have assets like a primary residence you can pull equity from?
Great story Mike...I remember reading this a few months back actually. Are all your properties in the Mt Pleasant area? I live and invest in the W Michigan area but have family around MP. Where are you finding your LC deals?
