The average owner gets into commercial real estate at 49 years of age.  So what I do, is I direct mail market to owners who bought 17 years ago or more.    That way I am talking to guys who are generally in their late 60's.   Many of these guys are looking to retire and they are at or near the end of being able to depreciate their property.

So I approach them and offer to turn their proerty into a long term income stream, that will pass to their kids and grandkids after they pass on.  You will be amazed at the number of owners who will sell when you use that approach.

Note this doesnt work if the owner is a REIT
