Hey there investors, I have a property that has a 5bdrm 4bth, and it's on an acre of land. I went to see it today and I don't know how to come up with a number to offer. Mainly because the comps aren't truly reflecting all the land in addition to the 2600 sq ft house. I'm still a newbie so I need some help, any advice or tips on how to figure this out? The guy is asking 475k, there's still some work to be done with the basement and landscape, but the house itself he put quite a bit of work into so it's not really bad.

Thank you very much Jonathan. That makes complete sense. It's at least worth getting the experience and sending an offer, it's a numbers game to a certain extent and I want to work the law of averages. Thank you for the advice. I appreciate it sir.

Hello!

I set up PatLive to take my incoming calls because I work 9 to 5pm. I provided them a seller call script if you will with specific questions to ask. Anyway, Do you call the seller back to view the property even if their answers to these questions indicate that they are A) Not motivated, and B) aren't really looking to sell (i.e. price shopping). I know it's novice questions but that's why I went pro to learn from the experienced investors. For example there's one guy who's lowest offer would be about $160k, assuming that the ARV IS about 160k then would this be considered a waste of time? My concern is, he's done some work on the property so it isn't in bad condition and I don't think I know enough to find issues wrong with the house. When asked why he wanted to sell, he said "just because I live out of state, no rush"
