Airbnb is an absolute joke for hosts. There policy is dam near impossible to collect on. I have a unit to this day reeks of spoiled mile that in the subfloor. The stoves broken, microwave trashed, and drains are screwed. Even after snaking we still can’t get them to drain quickly. This is what we found when we entered. https://youtu.be/VHIgO9o6BnU for us about 25% of Airbnb guest are a disaster. They overstay there check out time when the cleaning crews and next guest attempt to arrive they have 1,000,000 excuses why they can’t leave. Airbnb doesn’t charge them but will surly allow your next guests to cancel. We have had people claim to find bedbugs I order to cancel reservations but yet after experts do a full examination of an 8 unit building for hours they can’t find a single sign of anything. Guess who’s responsible for those costs, you!

In the end what do you do? You file the claim. You wait the three days for them to close it you make them reopen it. You fight for your business and you show Airbnb what a suck product they have. Then you list your property on furnish finder, VRBO, transition away from the platforms that bring you crappy clients.

 I’m nearing the home stretch on the interior. Just a few last things to wrap up on 188-1. Interior paint should be completed next week and hoping for a renter June/July time frame. 

I have begun to realize how much I hate filling nail holes, caulking trim, and painting details that need to be cut in. Like these windows. 

the ceiling needs a lot of work and no idea why I hung the cabinets before doing it but now I’ll pay the price for going out of order and shellac it and final coat of paint to bring it back to life. 

the dryer is in but needs to be vented and electrical needs to be down. It’s mind boggling the crap the electrican missed when everything was open. 

just needs the baseboard trim pieces on and the closet rod installed and we are done in here!  Overall this units close to being done. Next up will be exterior paint. I’m thinking a dark navy to gray and black on the porches to wrap it up for good!

So why doesn’t anyone want to move to one of the least educated, poorest states with the highest rate of religion in the country.🤔ghee I have no idea. Ever state has that one town that down on its luck dirt cheap real estate. Every country has those couple of states that no one touch’s. I’m sure you can make lots of money, but I prefer wealthier and more educated bases.

I don’t see what your questioning as unethical. Why the seller would agree to the second contract makes no sense. The seller has the ability to redraft the contract and let the buyer know that they aren’t paying commissions on this transaction. If the seller wants a representative so be it they can pay for it.

My biggest mistakes have been undertaking massive renovations and not having the cash reserves lined up to get all the way through. If you think it’s gonna cost $1 budget $3. Also factoring in vacancies and lost cash flow for months as renovations can drag on.

Now this is coming from someone who typically buys the wrist and then completely guts the to the studs.
