@Evan Holly I'm a broker lender and recently ran through a scenario with a client who wanted a VA loan first and seller financed second and the underwriters were fine with the seller financed second as long as the borrower had the skin in the game normally required of the loan program (in that case nothing). I'd have to check the scenario with FHA or conventional products, but I get the sense you'd be able to do it. Let me know if I can help.

Congrats on making the move to CO! I am a realtor and mortgage broker in CO and love it here!

I’ll tell you that I’m walking away from my primary purchase as a realtor with a $23k check… how many years of having your license is that worth in desk/broker fees? A lot. If you have the time and are ambitious enough to get it before you move, get the license first. If you don’t think you can accomplish it in time, don’t let it slow you down on making a smart housing decision for your situation. Buying is better than renting. Don’t wait too long.

I am a mortgage broker for CO but working remotely from Okinawa! You can get loans based on bank statements rather than a W2 and DSCR loans based on the property income like others have mentioned.

Happy to talk MTR since that’s what I did for my first property. I bought a townhome in CO Springs in Nov 2021 while I was living in Japan and for perspective, I have a tenant signed up for a 4 month stay paying $3,500/mo right now, and the mortgage/insurance/taxes is only $1,620/mo. Killer deals to be had, and I totally believe in the market. I’m trying to get another by the end of this year.

Is it legal in CO for a dual-licensed realtor/lender to serve a client as both in the same transaction?

I only have them sign a lease because my HOA requires it and it's a midterm (30+ day) rental. Otherwise I wouldn't require it and would just be explicit of my expectations for the guests in the booking description and stick with whatever the platform uses as an agreement. I think people would see a lease as a liability and would shy away from it on a short term rental.

Do you have any recommendations or have a good place to start looking for one in the state of CO? I used a tax preparer last year but I felt like I was correcting his errors the whole time while he essentially ran through a marginally different version of TurboTax in front of me. I want a long term relationship with a good CPA. I’d love to check out a couple to see who best fits my needs as an owner/manager of a single property and as a new realtor.

Probably better safe than sorry. If it’s just for the labor, that helps with the question of what year it should be filed in as well.

I used an app called TurnoverBnB and had more qualified cleaners with good reviews than I knew what to do with in a matter of hours.
