Just a business license. Call the county and they can walk you through it. It’s pretty painless in Sevier County

I'm not 100% sure when you say non-mortgage broker types. I'm doing a DSCR loan with them now. They have qualified and non QM products

@Shawn McCormick What are your thoughts on Universal’s Epic Universe opening in the next 3 or so years? Spike in demand after so get in now? Did a spike happen recently after Galaxy Edge opened or just business as usual?

 If you can sneak another king or queen Murphy bed in the game room you’ll be golden. Also could do a pullout queen sofa so it is dual purpose.

Even if you cash out refi into say a 4 or 4.25% rate that is still historically low. Plus you’ll have a couple hundy in your pocket to buy another. Deployed correctly the cash flow from buying a 2nd rental should more than make up for the loss of cash flow from the cash out refi and higher rate.

I sold a cabin with 4 king beds in Pigeon Forge last year and during my time owning it the 4 kings was definitely a draw. 4 couples for $500/night. You couldn’t get 4 decent hotel rooms for that. Originally I posted it slept 10 because I also had a sleeper sofa in the living area, but that became too much. Too many complaints and wear and tear. I backed down to sleeping 8 and couldn’t tell a difference.

This is why Fannie Mae is raising rates and fees on second home loans April 1st. Too many people have abused it for investment purposes.
