I have to agree with @Chris Harkins  You really don't have anything to lose other than your time and I would just consider that an investment into learning the neighborhood and people.  All it takes is that one person to say yes and you make all the effort worth it.

It's a little far out from the Austin area and there's not much of anything there.  (Although it's a beautiful area.)  Do you have any figures on how much growth (if any) the area is having?  On the other hand, if the numbers work and the property can cash flow, then it might be good no matter what.  It is still Travis county, so keep the property taxes in mind while running the numbers.

Like Brandon Turner says all the time in the podcasts, "you can always find something to invest in within 2 hours of where you live."  So investing near you doesn't have to mean right down the street.

Why are you trying to get a buyers list if you don't have any properties to offer to them yet?  Once you get a good property under contract and start marketing it you will find the buyers.  You only need 2-3 buyers on your "list" in order to have a VERY profitable business.

Unless  you double close there is really no way of keeping them from knowing.  Why are you afraid to let them know what's going on?  That's where being honest all along comes into play.  The title company I use stresses that they like to have everything out in the open so that there are no surprises at closing.
