If you want good stock market advice, you should read any (or all) of the books by Jim Cramer and also watch his show "Mad Money" on CNBC. As far as a good dividend stock, I like Anally Capital Management (symbol NLY). It's a REIT, so you're actually still investing in real estate and it pays a 12.5% yield.

Is that the only bank you have tried at?  I would recommend trying multiple sources for the loan.  That way you know you're getting the best deal you can.

@Moises Rosario just for the record, bandit signs are "illegal" in most places, but they are still a great marketing technique and, even if you are fined, it's normally small.  As far as contacts you can find some good ones here my clicking on the Resources tab at the top of the screen and going to Fileplace

That depends on the loan you get.  If you are going to live in the property and make in an "owner occupied" property that can reduce the amount of down payment required.

I'm hoping you don't have a problem there, I just wanted to make sure. Some HOA's are really strict about that stuff.

OK, before I get to answering your question I have one of my own. When you PCS are you even going to be allowed to use the condo you bought as a rental and have income coming in from it? A LOT of HOA's don't allow that (I'm assuming your condo's under an HOA). If that is all good and you have a tenant in place, then the income from renting it out should be covering your payments and maintenance on it, plus giving you some additional income. That will help out a little with your DTI problem. If your issue is larger than that, then that's something you're going to need to resolve some other way. As far as purchasing a new home, you will still be eligible for a VA loan as long as the existing one is over a year old, current and paid on time, and you can provide a copy of your PCS orders. I don't think that you'll be able to put them into an LLC with an existing VA loan on them, but I'm really not sure about that part.

Even if you have perfect credit and an excellent investment opportunity, the bank will only loan you the amount you ask for (if you're approved for it!).  The question doesn't make sense.

Small multi-family houses (duplex, tri or quad) would be my suggestion on the best way to go.  (But that's just my opinion.)
