james has it right.   Lenders will consider less job time especially with a proven stable history or moving jobs within the same industry.   My first rental purchase i had only been at my new job for 2 months(stayed in sales). .. but that was also a portfolio loan with a partner.

This whole forum is about giving back.  I wouldn't be here if I wasn't able to receive the free education from experienced investors, and I try my best to pass on knowledge as well. 

The knowledge freely given here is extremely valuable and takes time and is worth it's weight in gold.

That being said, there's a million charities out there that could use your money and time to make a difference, so find something you're passionate about and get to work :)

Chances of getting the financing is not very high if you don't already own multiple properties and have extensive experience.  Most lenders are looking at your ability to repay in the even your investment is a bust...and without other income that's pretty much non existent.

Find a new one...btw I laughed when I read title.  At first I read it as

Very confused why anyone would want to do that!

I have 3 policies on rentals in columbus.  You can PM if you want specific agency I work with but we'd need a little more info to understand the house.  age, location, size, and cost of replacement are all major factors for insurance, unfortuantely your purchase price doesn't matter too much! :D

I'm sure you could find dozens of agents that don't charge a fee and won't make you sign an exclusivity agreement.  If your agent won't get you out of these i'd move on to someone that won't charge it.  Ultimately as an investor you want someone to build a lasting relationship with, and getting charged extra fee's doesn't sound like that's a good way to start!

I'm under 40.  I would honestly probably by 4 houses with cash from 125k-160k to net 4 houses for roughly 600k.  I'd rent them for average of $1,500 x 4 = $6,000 month.  

200k into some kind of stock fund(probably index)

take 100k for downpayment on future home.  (would rent current house when i move)

100k in liquid funds, cd's, money markets etc while continuing to pursue more real estate deals.
