I am a real estate investor and considering getting a real estate license (either sales or broker).  The main reason being to give me a "day job" and secondarily to be a little more on the inside as it seems to me real estate sales people end up getting a lot of good deals as a result of their being actively involved in the industry. In all honesty part of it is I just want to have a "job" so my extended family doesn't bother me about what I am doing for money. ;)   Seems like there are a lot of part-time Realtors out there!?  Curious of pros/cons to my idea. TIA

 I'd be interested what you see that is sitting on the market in Vegas for 2-3 months!?  I would think only higher end homes.  From what I see in the lower levels ($350K and less) they are typically gone in days.  $1m+ due sit a few months though. What are you speaking of in Vegas?

What happens during a recession to that type of business? Seems like it could be problematic. You always need a place to live but you don't always need a $1,500/month man cave.

There have been other threads in recent years where people have named a couple of financial advisors by name that can likely help. You might also do a search online for hourly fee financial planners. There are a couple different sites where you can search for such individuals and include "real estate" in your search criteria. www.garrettplanningnetwork.com is one. NAPFA.org is the other.  Check them out. Good luck!

Yes. Just some single family homes but I really like it.  Property taxes are so much cheaper than a place like Florida. There is no severe weather to be worried about. Like everywhere in the US the prices are "up" and they don't make as good sense as they once did but you can still make it work.

They probably charge more for personal residences since it's a more emotional purchase. Just a wild guess.

I am old fashioned and believe it's required for life. Sure there are many successful people, here on biggerpockets, who succeeded without a degree. However, there are many reasons why it's mandatory to me (and for my kids): 

1) avoid awkward moments at cocktail parties "Hey I went to U of ___ ... what about you?"

2) Insert dating for above - same awkwardness.

3) Networking - you will meet a group of people likely going places in life.

4) You might not stay in real estate investing and/or you might move up to a corporate job where a degree is required.

5) It can be fun!

Having said all that I am not as worried about what school. I think there can be incredible value in going to a "rich" school like the Ivies, USC, etc... but you can network anywhere. Plus, there is a balance between meeting rich people at a rich school v. not taking on too much debt.

Bottom line: MANDATORY!

To me the "job" sounds sketchy.  It goes from $25k-30k a year to retired by 30. That doesn't add up. THEY might be retired by time you are 30 but not you. That's not happening. I'd probably tell them you'd love to work remotely for a year while you knock out the MBA and then work full time for them after that. Keep your options open.
