Wow! That's awesome news @Victor Jernigan! I've been following Jake and Gino for a while now and absolutely love their story and everything they've been doing. I will most definitely be attending the next KnoxREIA meet and look forward to meeting them in person. Had an excellent first time experience this past meet, so thank you for that! Would love to meet you too @Chris Eaker. I'm really impressed with what you already have going on and the fact you're pursuing these bigger deals is very motivating to me! Really cool man!

Welcome Jordan! I too an an investor in the Knoxville area, focusing in the Seymour/Maryville area. There's a lot of awesome people on here with a wealth of knowledge, many in the Knoxville'ish area. I'd highly recommend attending the next KnoxREIA meet next month. Lots of incredible people from our area attend and love sharing their knowledge and can definitely guide you to the resources you need in your area. Met a really cool guy from the Johnson City area this past meet who's also just getting started I the Johnson City area and has already been finding great opportunities in that area.

Shawn, while I've yet to acquire my first property, I've been analyzing at least 3 potentially good deals/day. In my opinion, the numbers have worked well on several properties I've ran. I could say in good conscience that the Knoxville area is strong market, at least from the rental perspective. Strong employment rate (lots of employment opportunities), population growth is strong, etc.. Of course, Knoxville does have some less desirable areas I'd probably stay away from. Haven't analyzed too many rehabs/flips yet.

Thanks Nathaniel! Wow! Congrats on your first property! That's super exciting! You know, being a part of the BP community we see so many people doing countless deals and have so much experience it almost makes you feel intimidated, even though most are wanting/willing to help. I personally feel like doing that first deal is a GIANT milestone! I can't wait to get my first deal! 

I've been to Asheville several times. Absolutely beautiful area! I can see it being a great market for that reason alone. I personally love Knoxville. Cost of living is super affordable. Crazy low property taxes (compared to many other markets) and no state income tax makes it great! It's a great investment market, especially around the Pigeon Forge/Gatlinburg area. The Smoky Mountains brings in an absurd amount of tourism. Sometimes just finding a cabin rental during the summer can be challenging because it's such a popular area. Douglas Lake is very nice too! I've got several co-workers that live there.

That's awesome Thomas! To be completely honest, I moved (transferred jobs) to Knoxville in 2012. While I'm getting to know this area pretty well and have been vigorously analyzing my local market, I really don't know much about the Chattanooga market. I've heard Chattanooga is Tennessee's 2nd fastest growing city and would believe it. I'm sure there's many incredible opportunities in that area. The great thing about many of the cities in east TN, in my opinion, is that you can find affordable housing and deals in many good areas. TN is also a very business friendly state and employment is strong. Mind you, I moved here from Vermont where property costs and taxes are outrageous (I also lived in LA for a little over a year as well so I know prices out your way almost seem untouchable). 

While I'm certainly open to eventually investing outside my localish area (even out of state), I think I'd really like to focus on my local market for my first couple deals to get my feet wet, with local investors who can walk me through the process. I'm always open to partnership if a great deal can be found and structured in a way that could benefit all parties. I'll shoot you a PM soon. Thanks!
